The Cotton Groves Campaign Overview

Significant and steady economic growth in the area has contributed to skyrocketing land and home prices, as well as the scarcity of available land on which to build new homes. This makes it increasingly difficult to find and create affordable housing. Recognizing the challenges faced by home-building operations as is, Habitat Collin County has played a leading role in developing a plan to work against the odds and continue the creation of affordable decent homes for families in Collin County.

Habitat Collin County has recently purchased a 2.78-acre lot in East McKinney, TX where they plan to build a 35-unit community of townhomes for low-to-moderate-income (LMI) Habitat families called "The Cotton Groves". This community will provide homes for approximately 140 individuals in a cost-effective, sustainable, and eco-friendly community. The homes will be made from shipping containers. The Cotton Groves is the first community of its kind in the United States.

This project will address the need for affordable, environmentally-conscious housing in Collin County. Shipping containers became a core component of the project because they are cost-effective, durable, sustainable, and eco-friendly. Shipping container homes are a sought after, high-end design concept.

Containers are made of Corten Steel which is incredibly strong and structurally sound, making them attractive in an area that often faces severe weather in the spring and fall seasons. Shipping containers provide very practical solutions to building many eco-friendly homes.

This community concept was designed with the goal of bringing people together for connection. With our design concept and patio living, a playground, and access to the amenity center, the aim is for neighbors to build lasting relationships to encourage and build up one another.

This development is the first of its kind in the U.S., and we foresee the far-reaching, transformative, and evolving impact of this project for years to come. The total cost of this project is estimated to be $6 million, which includes land prep and infrastructure, construction materials and trade-specific implementation services, interior finish out, community center, and amenities.

This innovative project will no doubt have an incredible effect on the city of McKinney, Collin County, and the work Habitat does internationally as an organization. Habitat for Humanity of Collin County has an opportunity to turn environmental problems, economic struggles, volunteer impact, and socioeconomic interaction into a solution to exponentially serve families through permanent shelter and authentic community in The Cotton Groves.

Once struggling low-to-moderate income (LMI) families will begin to build financial futures, finish college degrees, establish long, solid work histories, pay their mortgages on time (and in-full) each month. Families will be able to live strong, stable, self-reliant futures and reach goals long abandoned.

Gifts to this campaign will help make this project a reality, sparking a chain reaction to provide hope and stability to countless families as similar communities are launched throughout the area in the future.
